Photography is the most important marketing tool when you’re trying to sell or let your property so don’t underestimate it. If done properly the photos will attract more interest in your property and should ensure a quicker sale.

It’s key to make rooms feel as spacious, bright and modern as possible. Here’s our suggestions for what to do in each room;

Bathrooms, en-suites and WCs

An often-overlooked room that can easily look cluttered.Remove all toiletries, cleaning products and weighing scales. Put blinds up. Ensure seals and grouting are free of any black mould.


Surely the biggest must have for every buyer these days is a bright and modern kitchen. Remove as much as possible from all work surfaces and the top of cupboards. Remove tea towels, bins, fruit bowls, sink drainers and bowls. Put blinds up.


Make up all beds including removing any creases in bedding as much as possible – cameras really pick up on this! Put away all clothes and limit the number of toys if it is a child’s bedroom. All curtains and blinds should be completely open.

Lounges and Reception Rooms

Remove all throw pillows, blankets and foot stools, ensure there is no clutter and that all curtains and blinds are completely open. This is one of the most important rooms to stage when selling – you want your buyers to imagine themselves using this room as their own.

Dining Room / Conservatory

Remove all clutter and anything that doesn’t need to be there, ensure any blinds and curtains are open. Don’t stage dining tables with plates and cutlery, they look far better with nothing on, especially if they are wooden.

Gardens & External areas

Make sure lawns are cut, weeds are removed, bins are out of the way and any outside painting or maintenance has been done. Remove all vehicles from the driveway.
